What Gutter Cleaning Costs in Northwest Arkansas

Most homeowners have no idea what gutter cleaning should cost until the quote arrives. Knowing the going rates in advance is one of the best ways to avoid overpaying, and one of the best ways to spot a quote that is too low to include real work. Here is how Chappell Gutter & Exterior prices gutter cleaning in Northwest Arkansas, with the numbers as published.

The two cleaning packages

There are two main packages. Both start from a published price, and the final number depends on the house.

Basic Cleanout: $109 starting

This is the package for recurring cleanouts, the kind of regular maintenance you schedule once or twice a year. It includes:

  • Gutter debris removal
  • Downspout snakeout
  • Tightening the gutters to the home
  • Rooftop blow-off
  • After-service cleanout

A gutter flush and seam resealing are not part of the Basic Cleanout.

Basic Cleanout plus Flush and Seal: $169 starting

This package is for homes with leaks and for homes with gutter guards. It includes everything in the Basic Cleanout, plus a gutter flush and a gutter seam reseal. If your gutters drip at the corners, show streaks down the fascia, or have guards that have not been flushed in years, this is the package that actually addresses the problem.

Add-ons and their published prices

  • Underground downspout jet-out: $20 each. Recommended once every 10 to 15 years.
  • Gutter whitening: $79 starting. Recommended every 5 years.
  • Gutter re-alignment: $299 starting. Recommended as needed.
  • Debris haul-away: $6 per bag.

The jet-out clears underground downspout extensions by shooting high-pressure water through them to break up buildup and flush the system. It is inexpensive, but it can head off a clog you cannot see until water backs up at the surface. The same buried drains should be flushed about once every 5 years if you do not have guards, and about every 10 years if you do.

The overall range

On the services page, the average price for a gutter cleaning visit is listed as $90 to $200, with a lead time of about 2 to 5 days and a visit of about 1 to 2 hours. A small building can take as little as 45 minutes, while a large building can take up to 5 hours.

What changes the price

The starting numbers assume a typical situation. A few things move the final price up or down:

  • How many stories the house is. Cleaning one-, two-, and three-story homes is routine work for a crew, but higher gutters take more time and more equipment.
  • How much gutter there is. A long, sprawling ranch with a lot of linear feet of gutter takes longer than a compact home.
  • Gutter guards. Guards need to be lifted, the gutter beneath cleaned, and the guard put back, which is why guarded homes fall into the Flush and Seal package.
  • How much debris has built up. A gutter cleaned every spring and fall is a quick visit. One that has been ignored for years, with packed leaves, mud, and shingle grit, takes longer.
  • Leaks and sealant. If corners are leaking, the Flush and Seal package is the right one, not the basic cleanout.
  • Add-ons such as whitening, jet-outs, and haul-away.

Haul-away deserves a note. If you want the crew to haul the debris away rather than leave it bagged for you, the charge is $6 per bag.

Is it worth paying for a cleaning?

Gutters full of debris overflow, and overflow soaks the fascia, the siding, and the soil around your foundation. A seasonal cleaning is cheap compared with replacing rotted fascia or repairing water damage. Cleaning also lets someone look at the system. A good technician checks the slope, the hangers, the seams, and the downspouts while they are up there. As Chappell Gutter puts it, the goal is not just to clean the gutters but to diagnose and fix issues.

What the cleaning comes with

Cleaning services come with a satisfaction guarantee at the time of completion. You do not have to be home during the visit. After scheduling, you get a text and an email with your appointment details, and payment can be made in person by cash, check, or card, or online by card.

How to compare quotes

When you collect quotes, ask what is included. Does the price cover the downspouts, or just the gutter troughs? Is a flush included? Are the seams checked? A very low price that only covers blowing off the top of the debris is not the same service as a full cleanout with a downspout snakeout and an after-service cleanup.
